First-time buyers
Your first home deserves a clear plan.
Buying for the first time can feel like a lot. My role is to make the process easier to understand, help you prepare strategically and stay beside you from the first question to closing.
You don't have to know everything. You just need to know what comes next.
From financing and property search to offers, appraisal and closing, I help first-time buyers understand the process, ask the right questions and move forward with confidence.
What to expect
What this guidance actually looks like
- Every step explained before it happens, not while it happens.
- Room to ask anything, as many times as you need.
- An honest answer when a property isn't right for you.
- One person answering you, from start to finish.
The process
Five stages, in order
Each one has its own decisions and paperwork. Seeing them separately takes away most of the vertigo.
Prepare
Goals, a realistic budget and what you need ready before talking to a bank.
Search
Areas, properties and priorities. What is essential and what is merely nice to have.
Offer
Strategy, terms and negotiation. What to ask for and what to concede.
Due diligence
Documentation, appraisal and the relevant checks before signing.
Closing
Final steps, signing and keys.
Financing
Getting ready before you ask
Arriving at the bank with your paperwork in order and a budget that holds up changes the conversation entirely. We go through which documents are needed, what a lender looks at and how much margin to leave yourself.
Important: I am not a bank or a credit intermediary, and nothing here guarantees an approval. What I can do is help you arrive prepared, and coordinate with the lender or professional who should handle it.
Where I come in
What Vicky Bonifatti, MBA helps with
- Clarifying goals and turning them into a realistic budget.
- Selecting properties that genuinely fit, rather than filling a list.
- Arranging and attending viewings.
- Preparing the offer and negotiating terms.
- Tracking documents and deadlines so nothing falls through over a form.
- Coordinating with a lawyer, bank or appraiser when a specialist is needed.
Common questions
What first-time buyers ask most
Let's start with your objective.
A first conversation, with no commitment, to understand where you are and what to resolve first.
