When people discuss investing in Panama outside the capital, the conversation usually turns to the beaches. Chiriquí deserves a separate reading.

An economy that does not depend on visitors

David is the commercial, medical and educational centre of the entire west of the country. Demand for housing and retail space comes from the people who live and work there: healthcare staff, university students, business owners and families moving in from rural areas.

That changes the risk profile. In a tourist destination, a weak season is felt immediately in occupancy. In David, demand is flatter and more predictable.

The health corridor

The area around the UNACHI Health Faculty and the health centres concentrates a specific kind of demand: medical offices, laboratories, pharmacies and support services. It is a commercial use that pays well and turns over slowly, because relocating a clinic is expensive.

The mountains as a separate market

Boquete and Tierras Altas run on a different logic: foreign buyers, long-stay rentals and land supply constrained by terrain. They share a province with David but they are not the same market.

What to check before entering

  • Confirm land-use classification if the objective is commercial.
  • Review vehicle access and how much parking there really is.
  • Verify installed electrical capacity, particularly for medical use.
  • Compare local rents with equivalent properties in the area, not with the capital.
