It is common for the same client to own property in Panama while evaluating another in Florida, or the other way round. These are two markets with different rules.

What changes between them

In Florida, real estate practice is subject to state licensing and the transaction is built around the MLS and a closing handled by a title company. In Panama the process runs through the Public Registry and a lawyer, and there is no single MLS.

What usually breaks down is not the market but the coordination: documents requested twice, deadlines that do not line up, information lost between professionals who never speak to each other.

Our role in Florida is coordination: we connect the client with licensed Realtors and mortgage professionals, organise the documentation and follow up. Regulated services are provided by the corresponding licensed professional.
